Here?s my first video in a series of videos intended for Albuquerque home sellers, ?Should We Spend Money Fixing Up Our House To Sell??

?Well that depends whether we are talking about repairs or upgrades. If your house needs some repairs, it?s best to do them before you even place it on the market. Buyer?s don?t want to inherit properties if they have deferred maintenance. They want to close on Friday, move in over the weekend and go back to work on Monday like nothing?s really happened. And buyer?s probably won?t even purchase your property if they see issues inside the house, unless it?s priced way below market value.?

Upgrades are a little bit different. I would be real careful spending the money on upgrades before doing some research to find out what?s expected in the neighborhood, and what?s expected at that price point. Granite counter tops are beautiful but they?re very expensive. They may be mandatory in some neighborhoods, where in another, an upgrade to something more sensible like tile or Corian might be considered something special and help your home to sell. If you spent the money on granite you?d be over improving, and when you over inprove it?s hard to get the money back.?

So when it comes to repairs, spend the money upfront, it?ll cost you if you don?t, you may not even be able to sell. But when it comes to upgrades, consider very carefully before you spend.?
